This multi-tenant building on the city of Ames' south side is the first phase of a planned two-building retail development.

Project Description


This project started out looking at remodeling an existing 12,500 square foot metal building that had stood vacant for several years.  A series of site and building studies determined that the site would accommodate a building of 12,600 square feet, a future building of 8,400 square feet and all of the required parking.

The first building being built is located at the north side of the site with good visibility from US Highway 30 to the south.  The ten foot high windows and nearly twenty foot high exterior walls were designed to allow for generous interior ceilings and easy identification from the road.

The building is located as far east on the triangular shaped lot as possible to increase visibility from the heavily traveled South Duff entrance to the city.

Brick and cultured stone masonry, exterior insulation and finish systems (EIFS), aluminum framed storefront and fabric awnings were selected for the exterior.  These materials are used to break up the building facade into smaller, more intimate storefronts.


Multiple computer-generated three-dimensional models were used to explore building massing and communicate to the Client various exterior material and color options.
